We are searching for a site for a kart circuit

Can you help?

Chasewater Kart Racing Club is a well established sports club that ran a kart racing circuit in Chasewater Country Park for 40 years until the M6 Toll Motorway was built over it.

We want to develop a new sports venue that will provide some of the best facilities available for kart racing and which can be adopted by other sports and users in the area.

What sort of site do we need. We are looking for around 16 to 20 acres (3.5 to 4.5 hectares) within the northwest midlands - i.e. north of Birmingham say Staffordshire, southern Derbyshire and eastern Shropshire - the M6 or M54 corridors are ideal.

It can be in the greenbelt or in ‘whiteland’ outside it - as our use is classified as a sports activity it can be developed in either type of area. Brownfield land is ideal, especially if it is greenbelt or whiteland and other commercial uses or residential development are difficult or being discouraged by the planning authority.

As a sports use or activities do not generally create sufficient financial returns to compete in the market directly against commercial or residential uses in terms of either rental or land values.

We are therefore generally looking for low grade or underused agricultural land, or other land (e.g. redundant airfields or military sites, quarries, land fill etc.) on which commercial or residential developments are not feasible.

The land does not need to be level as some slope and unevenness can be accommodated

It needs to have proximity to good road access. In view of the potential traffic generated at peak operating times access down narrow country lanes can be a problem.

Our sport is relatively noisy, whilst this is strictly controlled and managed and its effects can be mitigated, a location close to sensitive residential areas or houses is undesirable.

The Club is prepared to carryout any site investigations and planning enquiries that are required to decide if a potential site is suitable. Subject to the formal approval of the land owner the Club is also willing and able to prepare and submit a planning application. We have retained consultants experienced in all areas of the work necessary including the preparation of an Environmental Impact Assessment if this is required.
